Engineered, stamped house plans for your Florida project

Start with a home you love. Coordinate the engineering around the property where you will actually build.

A plan download and a project-specific engineering package are different purchases. Full Set Designs helps connect plan selection, modifications, engineering coordination, and permit documents so you can understand the complete scope before committing.

What makes engineering project-specific?

The responsible engineer needs the actual project inputs: the location, proposed building, structural system, and relevant site conditions. Foundation design, loads, connections, and supporting details must work together. A seal on unrelated drawings does not establish that a different house on a different property has been evaluated.

What our coordinated path includes

We start by auditing the drawings and available property information. Then we identify modifications and coordinate the required engineering with appropriately licensed professionals. Engineering documents are signed and sealed by the Florida-licensed professional responsible for that work; the scope and consultant fees are confirmed for your project.

Ask for the complete scope before buying

Ask which drawings are included, who provides the engineering, what site information is needed, and how review comments are handled. Site planning, energy documentation, truss design, and other supporting documents may require separate work. A coordinated proposal makes those dependencies visible.

A seal is not a permit

Requirements depend on the project and jurisdiction. Signed and sealed documents do not guarantee permit approval, and not every residential drawing requires an engineer’s seal. The local building department reviews the applicable submission.

A common question

Do all Florida house plans need an engineer’s stamp?

Not every residential project has the same requirements. Confirm the design-professional and document requirements for your scope with the local building department. When engineering is required, the responsible Florida-licensed engineer prepares or takes professional responsibility for that work.
