Lot dimensions alone do not tell you whether a house will fit. A useful first review puts the full proposed footprint on current property information and checks the constraints that affect placement.
Start with the full footprint
Use the overall building dimensions, including the garage, covered porches, and other projections relevant to placement. Living-area square footage is not a substitute for width and depth. A compact two-story home and a sprawling single-story home can have similar living area and very different site needs.
Find the usable building area
Gather a current survey and the applicable setback, easement, coverage, and height information. Confirm the requirements with the jurisdiction rather than borrowing numbers from a nearby property. Corner lots, recorded restrictions, and utilities can complicate a seemingly generous parcel.
Check how the property will function
Look beyond the outline of the house. Consider driveway access, garage approach, outdoor space, drainage, and any septic or well needs. A plan that fits geometrically may still leave an awkward entry or eliminate the yard you wanted.
Review before modifying
Send us your survey or available lot information and the plan you are considering. We can scope a plan and site review, identify questions for the appropriate professionals, and help sequence modifications before engineering. Final placement needs the required project-specific site documentation.
A common question
Can you check a plan before I purchase it?
Start with the listing, dimensions, and available property information. We can identify a review scope and likely fit questions; a final determination may need a current survey and jurisdiction-specific information.
